The client had a strong brief and idea of what they wanted – the extension was to be a contemporary design to complement the existing Victorian house that it is attached to.

The property is located within the Conservation Area of Winchester, and therefore attracted the attention of the Conservation Officer.

A couple of meetings were held to present various options, both traditional and contemporary in style, before agreeing upon on a final scheme. The main challenge that had to be overcome was ensuring that the extension didn’t dominate the existing house in its height, whilst adhering the clients’ brief for a contemporary design. This required several options to be provided for the Conservation Officer to show how a traditional style wouldn’t work against the existing Victorian house. Working with the Conservation and Planning Officers was essential in this case in order to achieve a favourable outcome.

The scheme has a shallow sloping zinc roof, with a projecting rendered first floor bay window coming out of a brick facade, providing shading to the ground floor bi-fold doors. The extension accommodates a dining room and study on the ground floor, and a master bedroom with ensuite and dressing room on the first floor. Once planning permission was granted, we prepared the necessary Building Regulations drawings and application, followed by Working Drawings and a Tender Pack to be issued to prospective builders. We guided the client through the applications and Tender processes and a local builder was appointed. The client was keen for us to oversee the build process and ensure that the spirit and design of the extension was seen through to completion. Regular site meetings where held between the client, builder and Architect to keep on top of the works and we issued monthly certificates confirming the valuations issued by the builder.
