WHAT WE DO

CONCEPT DESIGN


From our first meeting and your brief, we will draw up sketch proposals to enable us all to understand what you are looking for. Often seeing something in a drawing brings things to life and helps you understand where you might want to make alterations to your original brief.

PLANNING


We take the concept design and work it up into drawings suitable to be submitted for the Planning Application. We deal with the form filling and, if required as part of the application, we will prepare the Design and Access Statement.

BUILDING REGULATIONS


Once we have gained the planning permission, you are required to submit a Building Regulations application before you start building. We can prepare these drawings and liaise with Building Control to obtain the relevant approval. We have close working relationships with Structural Engineers and Energy Consultants, with whom we may need to work with to cover all the aspects of the Building Regulations requirements.

WORKING DRAWINGS


For larger projects, you or your builder may require more detailed working drawings of how the building and its elements are put together. We can provide the necessary drawings and coordinate with your builder as necessary.

 

CONTRACT ADMINISTRATION


We can work with you to prepare tender drawings and documentation in order for you to obtain competitive prices for your project. Once the Contractor has been appointed, we can administer a standard building contract, have monthly site meetings with you and the builder, monitor the build quality and ensure things are being done as the drawings and specifications intended, certify the Contractors monthly invoices and issue the relevant Certificates that your mortgage lender often requires. For larger projects we would recommend that you appoint a Quantity Surveyor to work alongside us and the Contractor.

PROFESSIONAL CONSULTANTS CERTIFICATE 


If you are a self-builder or developer, we can offer a Professional Consultants Certificate, which is required by the mortgage lender to show that the project has been built in accordance with the current regulations and to a satisfactory standard.
